Cupples Station Loft Apartments
1023 Spruce Street
Cupples Station Warehouse : 1894-1917
HRI is set to begin conversion of two Cupples Station warehouse buildings into apartment lofts.
The St. Louis TIF commission voted to allow up to $2.7 million in tax increment financing for
190 apartments and a new restaurant, possibly a two-story 6,000-square-foot, Syberg's.
60 percent of the units will rent at market rate, 40 percent will be for low-to-moderate income
renters. The buildings are bounded by Clark, Spruce, 10th and 11th streets. HRI is also negotiating
with Bank of America to acquire two more Cupples warehouse buildings, which it would begin
converting to residential lofts after the market absorbs the first two buildings.
The Cupples Station project would be the second residential development in St. Louis for HRI. The company had
also redeveloped the Merchandise Mart building and was
the developer for the Renaissance Grand Hotel complex.
